The condo was completely remodeled three years ago, and we have just completed a beautiful tub-to-walk-in-shower conversion. Modern hurricane-rated windows provide additional comfort and peace of mind.

There is no carpeting anywhere in the condo, and ours is a non-smoking, pet-free home. The building's concrete slab and concrete-block construction also makes the unit remarkably quiet.

The kitchen is equipped with high-quality natural gas stove (LG), and electric appliances (LG fridge & Bosch Dishwasher) purchased approximately two years ago, along with virtually everything you'll need to prepare meals at home.

The bedroom features a **comfortable king-size bed with a high-end mattress**, and we provide generous supplies of linens and towels. There is a walk-in closet.

### A Wonderful Home for Canadian Snowbirds

Canadian snowbirds have long been part of the Town Shores community, with numerous Canadian owners and seasonal residents returning year after year. Canadians will feel very much at home here.

Town Shores consists of 18 buildings and approximately 2,000 residents, providing plenty of opportunities to meet people while still offering the privacy and peaceful atmosphere of your own waterfront condo.

For golfers, there are numerous excellent courses nearby. We belong to **Seminole Lake Country Club**, where the Canadian flag proudly flies alongside the American flag — a small example of how welcome our Canadian friends are in this part of Florida.

The community also has private security patrols after sunset, but crime is exceedingly rare in our complex. Traffic is also very light because our building sits on the end of a cul-de-sac.

Minimum rental is six months. One resident must be 55 on day of occupancy. An online interview with condo board members is required. No pets in our unit please and no smoking anywhere in the building.
